Privacy Policy

Poro (the “Platform”) is committed to safeguarding personal data in connection with its Bangkok property marketplace services in Thailand. This statement explains how we collect, use, transfer, retain and allow access to personal data in line with applicable Thai laws and regulations, including the Personal Data Protection Act B.E. 2562 (2019) (“PDPA”) and related notifications or guidelines issued by the Personal Data Protection Committee, and any subsequent rules or directives issued thereunder. These frameworks may evolve; we review and update this statement as the law develops.

Poro operates as an online marketplace for browsing, searching, posting and managing property listings. We are not a party to property transactions between users. Company registration details for the Platform operator may be updated in this statement when finalised.

Types of personal data we collect

To operate the Platform, we may collect personal data you provide or generate through use, including:

• Account details: email address, password (stored in hashed form by our authentication provider), display name, phone number and other profile fields you choose to add
• Onboarding and role information: browse / list / wanted intent, and lister role where applicable (for example owner, agent or developer)
• Listing and wanted-post content: titles, descriptions, prices, locations, photos, contact details shown on listings, and related metadata
• Saved listings, compare selections, saved searches, search history and similar product preferences
• Report, appeal and moderation records related to listings you report or own
• Communications you send to us (for example support emails)
• Technical and usage signals needed for security and product operation (see Website logs and cookies)

We do not normally require copies of national ID cards, passports, bank statements or utility bills to use the Platform. If a future verification or compliance process asks for identity documents, we will tell you at the time and limit use to that purpose. If you do not provide data that is required for a feature, we may be unable to supply that feature.

How we use personal data

We use personal data for the following purposes:

• Providing marketplace services: account creation, search, maps, listings, dashboards, saved searches, compare, wanted posts and related features
• Operating listing quality and safety: report flows, agent responses, admin moderation, appeals and abuse prevention
• Sending service, security and transactional notices (for example email confirmation, report outcomes, or important account notices)
• Direct marketing of Poro services and product updates where permitted by law and where we have your consent where required
• Direct marketing of third-party offers in the categories listed below, only where permitted by law and with your consent where required
• Complying with applicable Thai laws, regulations, guidelines, codes and directions of regulators or lawful authorities
• Handling disputes, legal proceedings and the protection and exercise of our legal rights
• Maintaining, securing and improving the Platform (including debugging and performance)

Direct marketing by Poro

We may use your name and contact details (telephone, email and/or correspondence address, if provided) to send marketing communications about Poro services, features and market-related information. We will do so only in accordance with Thai law and your preferences. You may opt out at any time as described below. Service, security and transactional messages may still be sent where needed to operate your account.

Transfer of personal data for third-party direct marketing

With your consent where required, we may transfer your name and contact details (telephone, email and/or correspondence address, if provided) to selected institutions or individuals for their direct marketing in the following categories, and Poro may receive benefits for such transfers:

• Real estate agency and property brokerage
• Financial planning and wealth management
• Insurance
• Property valuation
• Mortgage referral
• Immigration consultancy
• Banking
• Legal services
• Rewards, promotional programmes and events
• New-home / developer marketing related to Bangkok property

We will not transfer your contact details for third-party direct marketing without the consent required by applicable law. You may withdraw consent or opt out at any time as described below.

Other transfers of personal data

We may disclose or transfer personal data to:

• Service providers that help us operate the Platform (for example hosting, authentication and database, email delivery, maps, and error monitoring)
• Other users, to the extent you choose to publish contact or listing information on the Platform
• Professional advisers such as lawyers, where reasonably required
• Government agencies, regulators and other lawful authorities
• Courts, tribunals and parties to legal proceedings, where required or appropriate

Some recipients may be located outside Thailand. Where cross-border transfers occur, we will take reasonable steps to ensure an appropriate level of protection consistent with this statement and applicable law, including the PDPA.

Your right to opt out of direct marketing

You may, at any time and free of charge, request that we stop using your personal data for direct marketing and/or stop transferring your personal data to third parties for their direct marketing. Please write to us using the contact details below. We will act on your request as soon as reasonably practicable.

Website logs and cookies

When you visit our websites, our servers or analytics tools may record your source IP address, access time, requested URL, browser type and device type, and similar technical data. We use this information to maintain and improve the Platform (for example, to understand pages visited, diagnose errors and choose suitable display settings). Most browsers accept cookies by default; you can refuse cookies, but some site features may not function properly. We may also store certain preferences locally in your browser (for example language or compare selections) to provide product features.

Security and retention

We maintain administrative, technical and organisational safeguards designed to protect personal data against unauthorised or accidental access, processing, erasure, loss or use. No method of transmission or storage is completely secure; we work to reduce risk but cannot guarantee absolute security.

We retain personal data only for as long as necessary to fulfil the purposes described above, and generally no longer than seven years unless a longer period is required by applicable Thai law, regulatory guidance, codes or directions, or to establish, exercise or defend legal claims. Listing and moderation records may be retained as needed for platform integrity and dispute handling.

Access and correction

Subject to the PDPA and other applicable Thai law, you may request access to, or correction of, the personal data we hold about you, and may exercise other rights provided by law (for example erasure or objection) where applicable. You may also update certain profile fields directly in your account. We may charge a reasonable fee where permitted for processing access requests. Changes to this statement
